Subang Jaya new launch guide: LRT and BRT stations, areas and prices in Malaysia

33 Subang Jaya new launch projects are selling now, and 6 more have a permit but no sales yet. List prices run from RM150k for the cheapest flats to RM6.28m for the largest landed homes.

Subang Jaya is bigger than most people picture. The city council's area covers 16,180ha, taking in Subang Jaya, Bandar Sunway, Putra Heights, Seri Kembangan, Seri Serdang and Puchong, as well as parts of Balakong and Batu Tiga. So a Subang Jaya address can mean an SS15 shophouse street, a USJ terrace, a Sunway tower or a new Puchong landed estate.

Quick answer: Subang Jaya city has 33 new launch projects selling and 6 upcoming. 8 of them launched in 2026, and 7,026 units are left in the 31 that show a count. The median entry price (each project's lowest list price) is RM588k: RM270k for high-rise and RM2.67m for landed. Two LRT lines, the KTM Port Klang line, the BRT Sunway line and, on the Serdang side, the MRT Putrajaya line serve the city.

Subang Jaya in brief: SS, USJ, Bandar Sunway, Putra Heights, Puchong and Serdang

Subang Jaya became a city in October 2020, and the city council (Majlis Bandaraya Subang Jaya, MBSJ) reported a population of 968,930 in 2020, according to the same council review. The council also runs Puchong localities such as Bandar Puchong Jaya, Taman Saujana Puchong and Taman Puchong Utama, which its own website lists. Puchong, Kinrara and Serdang sit inside the city.

Projects here are grouped into six parts of the city:

  • SS and SJCC: the original township around SS15 to SS19 and Subang Jaya City Centre (SJCC), next to the Subang Jaya KTM and LRT station.
  • USJ and Batu Tiga: UEP Subang Jaya (USJ), the SJ7 development around USJ 7 station, and the Batu Tiga and Tropicana Metropark edge towards Shah Alam.
  • Bandar Sunway: the township around Sunway Pyramid, Sunway University and Sunway Medical Centre.
  • Putra Heights: the south-west corner, where the two LRT lines meet.
  • Puchong and Kinrara: the projects on Subang Jaya's listings that sit in Puchong and Kinrara, around Wawasan and Taman Kinrara. Most Puchong launches have their own page and are covered in the Puchong guide.
  • Serdang and Seri Kembangan: the eastern side, including Bukit Serdang, Seri Serdang and Putra Permai.

Of the 33 projects selling, the Serdang side has 8 and Puchong and Kinrara 5. The older SS and USJ townships have fewer, mostly high-rise projects.

Getting around: LRT, KTM, BRT, MRT and the main highways

Subang Jaya is served by two LRT lines, the BRT Sunway line, KTM Komuter and, on the Serdang side, the MRT Putrajaya line. The Kelana Jaya line extension through Subang Jaya and USJ, and the last Sri Petaling line stations to Putra Heights, opened on 30 Jun 2016, with Putra Heights as the interchange between the two lines. Prasarana's Rapid Rail runs both LRT lines, and Rapid Bus runs the BRT Sunway line with electric buses.

The station lists below come from a public reference list, not the operators' own pages. Station names can change, so confirm them on the operator's app or at the station before you plan a commute around one.

The same list gives the earlier Sri Petaling line openings: Alam Sutera and Kinrara BK 5 on 31 Oct 2015, and the four stations from IOI Puchong Jaya to Bandar Puteri on 31 Mar 2016. It places Alam Megah, Subang Alam and Batu Tiga in Shah Alam, and Setia Jaya, Seri Setia and Mentari in Petaling Jaya, so treat those as stations on the city's edge. The BRT has run since 2 Jun 2015, and Sunway Construction, which built it, gives its length as 5.4km. KTMB names the Komuter route that runs through Subang Jaya station as the Tanjung Malim to Pelabuhan Klang line.

On the Serdang and Seri Kembangan side, the MRT Putrajaya line runs through Serdang Raya Utara, Serdang Raya Selatan, Serdang Jaya, UPM, Taman Equine and Putra Permai, in that order on MRT Corp's station list. That gives the eastern side its own direct line north to Kuala Lumpur's city centre.

Several expressways run through or along the city. The Malaysian Highway Authority (LLM) codes include E5 for KESAS, E6 for ELITE, E10 for the NPE and E11 for the LDP. LLM's traffic notes on New Year's Eve 2025 show where they bunch up: ELITE from USJ to Putra Heights, KESAS from the Sunway toll plaza to Kinrara, and the LDP through Puchong. Try your daily route at rush hour before you commit to a project that depends on one of these roads.

USJ has the widest choice of high-rise homes in the older townships: 11 of its 12 projects are high-rise. The lowest-priced flats in the city have been in Batu Tiga. Projects priced this low are often sold under an affordable housing scheme with its own eligibility rules, so ask the developer who is eligible to buy.

Price ranges: high-rise vs landed, area by area

The gap between high-rise and landed homes in Subang Jaya is wide. Across the 23 high-rise projects selling, the median entry price is RM270k. Across the 10 landed projects, it is RM2.67m.

The older townships are almost all high-rise, so their price ranges stay tight. The Serdang side has a higher median because many of its projects are landed, though its high-rise projects still start low.

Serviced residences are the most common new home in the city, and the cheapest at the entry level. A serviced residence usually sits on commercial land, which can mean different utility tariffs and maintenance charges from a condominium, so ask the developer what the land title says. These are list prices for new units; for what homes have actually sold for, check the transaction data published by NAPIC (the National Property Information Centre, part of JPPH).

Universities, hospitals, schools and malls

Subang Jaya has several universities and private hospitals. Most sit in the older townships, within a short drive of SS, USJ and Bandar Sunway.

Monash University Malaysia's campus is also in Bandar Sunway, and UPM's Serdang campus sits next to the MRT station that carries its name. The city also has many government primary and secondary schools, plus private and international ones. Places and zoning change every year, so check with the school, or the Selangor state education department for government schools, before you choose a home for school access.

For shopping, Sunway Pyramid is the largest mall in Bandar Sunway, and Main Place Mall serves USJ 21. Subang Parade and Empire Shopping Gallery are in SS16 near the city centre, The Summit is in USJ 1, and IOI Mall Puchong serves the Puchong side.

Who Subang Jaya suits

The right part of the city depends mostly on how you get to work and whether you want a house or a flat.

If you want to commute by train into KL, the SS, USJ and Putra Heights projects sit along the Kelana Jaya line, and Subang Jaya station adds the KTM. On the Serdang side, the MRT Putrajaya line runs straight into the city centre. Check the walk from the tower itself to the platform.

If you want a new home under RM600k, the high-rise projects in USJ, Bandar Sunway and Puchong give you the most choice, many with entry prices under RM300k. The upcoming list adds more, with a median entry price of RM211k.

If you want landed, look at the Serdang side, which has more landed projects selling than any other part, and at the Puchong guide for Puchong's landed estates. Semi-detached homes and bungalows run into the millions.

If you are buying to rent out, demand near the universities and hospitals is a common reason investors look at Bandar Sunway and SS15. Collect asking rents for similar units nearby and run them through the rental yield calculator. Viewings and price lists go through a registered estate agency.

Before you book in Subang Jaya

Start by choosing the part of the city that fits your daily trip, then shortlist from the tables above. Check that the developer holds a housing developer's licence and a valid advertising and sales permit, issued by KPKT (the Ministry of Local Government Development) under the Housing Development (Control and Licensing) Act 1966 (HDA). Ask the developer for the current price list and completion date, and ask your bank what it will lend before you pay a booking fee.

For first-home buyers, the government proposed in Budget 2027 to extend the first-home stamp duty exemption to SPAs signed from 1 Jan 2027 to 31 Dec 2030, with a full exemption up to RM500,000 and 50% on the portion up to RM750,000. It is still a proposal, so confirm what applies with your lawyer or LHDN.
