Ampang new launch guide: LRT stations, prices and tenure in Selangor, Malaysia

12 Ampang new launch projects are for sale and 2 are upcoming in Ampang Jaya, with a median entry price of RM750k and list prices up to RM6.33m. The mix is wide: 8 high-rise projects and 4 landed schemes, from SoHo units beside an LRT station to hillside bungalows near Bukit Tabur.

Ampang Jaya is the Selangor side of Ampang, just outside Kuala Lumpur's eastern border. Ampang Hilir, the part closer to KLCC, is in Kuala Lumpur and has its own listings, so the figures here are for the Selangor side only.

Quick answer: 12 projects are selling and 2 are upcoming in Ampang Jaya. The median entry price (each project's lowest list price) is RM750k, list prices reach RM6.33m, and 1,724 units are left in the 11 projects that show a count. Two LRT lines serve the area, the Kelana Jaya line at Jelatek and the Ampang line along the south, but only the Jelatek projects are a short walk from a station.

Where Ampang is, and how Ampang Jaya differs from Ampang Hilir

"Ampang" covers two places under two governments. The old Ampang district was split in 1974: the west became Ampang Hilir in Kuala Lumpur, and the east stayed in Selangor as Ampang Jaya. Ampang Jaya now straddles the Gombak and Hulu Langat districts, and its local council is Majlis Perbandaran Ampang Jaya (MPAJ).

The difference matters when you check quit rent, assessment and the land office that holds your title. Ampang Hilir has its own page, which is where projects such as The Ashbourne sit.

A Kuala Lumpur postal address does not settle which side you are on. MPAJ's own address is "Pandan Indah, Selangor 55100 Kuala Lumpur", and Taman Melawati, with its 53100 postcode, is also under MPAJ. Check the state on the land title.

Projects here fall into four parts of the area, each with its own prices and transport:

  • Jelatek and Jalan Ampang: the western edge on the Kuala Lumpur border, beside Jelatek LRT station.
  • Ampang town and Bukit Ampang: the south and east, around the end of the LRT Ampang line and up into Bukit Ampang. Taman Pandan Perdana, far to the south-west near Cheras, is counted here too.
  • Bukit Antarabangsa and Ukay: the hill suburbs in the middle of the area, including Ukay Perdana.
  • Taman Melawati, Kemensah and Zooview: the north, towards Zoo Negara and the Bukit Tabur forest reserve.

These parts are drawn from the map. "Ampang" appears in many project names, so go by the address on the land title. No project in Pandan Indah itself is for sale now, though it has an LRT station and the MPAJ headquarters.

Getting around: two LRT lines and the highways

Rail reaches only the edges of Ampang Jaya. The LRT Ampang line, opened in 1996, ends at Ampang station and runs through Cahaya, Cempaka, Pandan Indah and Pandan Jaya towards the city. Jelatek station, on the LRT Kelana Jaya line, opened in 1999, and KLCC is four stops away via Dato' Keramat, Damai and Ampang Park.

The hill suburbs are the car-dependent part. Sri Rampai and Wangsa Maju, on the Kelana Jaya line, are the nearest stations for Melawati, but they lie across the Kuala Lumpur border to the west.

The MRT Circle Line is at the preparatory stage, with construction expected in 2027 and opening planned for 2032, according to MRT Corp. Its planned stations include ones named Tasik Ampang, Kampung Pandan and Pandan Indah. All the names are interim and the page gives no exact sites, so these planned stations remain a long-term prospect.

For drivers, the Malaysian Highway Authority lists the tolled roads by route number: E12 AKLEH, E33 DUKE, E19 SUKE, E27 EKVE and E9 Besraya. The Middle Ring Road 2 (MRR2, Federal Route 28) runs north to south through Ampang. Drive your daily route at peak hour before you commit.

Ampang new launch projects still selling

Every project in these tables still has units for sale, newest launch first. Prices are list prices of the units left, from cheapest to dearest, so units already sold may have listed higher, and the price you are offered may differ. "Not shown" under units left means the listing has no count yet. Information, not an offer. Prices and availability are from PropLaunch listings, checked 4 Nov 2026; confirm with the developer before you book.

Most projects with a handover date show an approved extension to it. Handover is when you get vacant possession (VP), the keys, so read the extended date on each project page and in the sale and purchase agreement (SPA), the contract you sign with the developer.

Many projects here also carry a Bumiputera quota, a share of units reserved for Bumiputera buyers: 50% at Residensi Bayu 3, Bayu Ceria, Residensi Hana and Residensi Damai (PropLaunch listings, checked 4 Nov 2026). Ask which of the units left are open to you.

Jelatek and Jalan Ampang

This part has 3 projects for sale, all high-rise, with 566 of 3,662 units left. It holds most of the area's units and has the best rail access.

Astrum Ampang (Phase 2) and Astrum Ampang (Phase 3) share a site, and the developer gives a 150 m walk to Jelatek station by a connecting bridge. The low figure in Phase 2's range is Block R, listed at RM230k on every floor (PropLaunch listings, checked 4 Nov 2026). These are fixed-price units with eligibility rules; ask the developer, and if you do not qualify, compare the area on its median entry price.

Phase 2 and Astoria Ampang (Phase 2) have their certificates of completion, so the units left are in finished buildings. A SoHo (small office, home office) unit, like a serviced residence, is usually built on land approved for commercial use. That can affect utility tariffs, maintenance charges and eligibility for some loans and schemes, so ask what the title's land use is.

Freehold vs leasehold in Ampang

Tenure varies project by project in Ampang, and most of the projects here are leasehold. Freehold land has no expiry date. Leasehold land is held from the state for a fixed term, and banks may offer a smaller loan or a shorter tenure when the remaining lease runs low.

Tenure Projects
Listed as freehold Runnymede Valley Ampang: Merdu Residences, Bayu Ceria (Phase 2), Botanik Point (upcoming)
Listed as 99-year leasehold Astoria Ampang (Phase 2), Astrum Ampang (Phases 2 and 3), Residensi Bayu 3, Residensi Hana, Taman Pandan Perdana
Listed as leasehold, term not shown Ukay Spring: Link Villa, Taman Kosas (upcoming)
No tenure listed yet Residensi Damai, Taman Puncak Indah, Taman Nadayu

Source: PropLaunch listings (as of 4 Nov 2026)

To check, ask the developer for the land title details and read the tenure clause in the SPA. Your lawyer can run a title search with the Selangor land office. Our guide to freehold or leasehold covers the trade-offs.

Rental and resale notes

Ampang's two ends attract different tenants. Small SoHo and serviced units at Jelatek, one LRT line from KLCC, tend to suit single tenants who commute by rail. Three- and four-bedroom condominiums and landed homes in the hills tend to suit families with cars.

Supply is uneven. The Jelatek part holds 3,662 of the 5,691 units in projects showing a count, so tenants there have more towers to choose from. Rent for a specific unit depends on the building's age, facilities, layout, floor and furnishing, so collect asking rents for comparable units in the same or a neighbouring building.

Set those rents against the full cost of owning: maintenance fees, sinking fund, quit rent, assessment, insurance and loan interest. Our rental yield calculator works out gross and net yield and monthly cash flow from the figures you enter.

Example: Say you are looking at a unit listed at RM750,000 and comparable units nearby ask RM3,000 a month. Annual rent: RM3,000 x 12 = RM36,000. Gross yield: RM36,000 / RM750,000 = 4.8%. Net yield will be lower once maintenance, quit rent, assessment, vacancy and loan costs come off. (Both figures are assumptions for the example.)

For resale, compare recent transactions in the same building, through a registered valuer or NAPIC data, and check how many similar units are still unsold nearby.

Who Ampang suits

Ampang tends to suit buyers who want to stay close to KLCC, in either a small unit by the LRT or a large home in the hills.

  • Rail commuters. The Jelatek part is the one with a short walk to a station. Elsewhere, plan on a drive or a feeder trip to the LRT.
  • Buyers around RM750k. Bukit Antarabangsa and Jelatek have the lowest medians. Residensi Hana and Residensi Bayu 3 offer three-bedroom layouts near this level.
  • Families who want space. Bayu Ceria, Residensi Bayu 3, Residensi Hana and Residensi Damai are all condominiums with three bedrooms or more.
  • Landed buyers. 4 landed schemes are for sale and 2 more are upcoming, mostly above RM1m. Ukay Perdana, Bukit Ampang and Melawati are the places to look.
  • Freehold buyers. Three projects are listed as freehold, all in the hills.
  • Investors. SoHo units near Jelatek are the obvious rental stock; check the title's land use and what your bank will lend on it.

Your bank can tell you what it will lend, and a lawyer should read the SPA before you sign.

Frequently asked questions

How many new launches are there in Ampang now?

As of 5 Nov 2026, 12 projects are selling and 2 are upcoming in Ampang Jaya, with 1,724 units left in the 11 that show a count. Ampang Hilir, on the Kuala Lumpur side, is counted separately.

Is Ampang in Selangor or Kuala Lumpur?

Both. Ampang Jaya is in Selangor under MPAJ, and Ampang Hilir is in Kuala Lumpur. A Kuala Lumpur postal address can still be in Selangor, so check the state on the land title.

Which new launches in Ampang are near an LRT station?

Astrum Ampang (Phases 2 and 3) is the closest, about 150 m from Jelatek station according to the developer. Astoria Ampang is about 1.5 km from Jelatek in a straight line. Every other project is further from a station, so check the route on the operator's app.

Is Ampang freehold or leasehold?

Both, and most projects here are leasehold. Merdu Residences, Bayu Ceria (Phase 2) and Botanik Point are listed as freehold. Confirm the tenure in the land title and the SPA before you book.

What do new landed homes in Ampang cost?

The median entry price of landed schemes for sale is RM1.54m, from only a few priced projects. Terrace houses for sale start at RM1.18m, and Taman Nadayu's bungalows list above RM6m. Ukay Spring's link villas have no listed prices yet.

What does the low list price at Astrum Ampang mean?

It comes from Block R of Phase 2, which is listed at one price on every floor. These are fixed-price units with eligibility rules; ask the developer whether you qualify and which units are left. The rest of the project lists higher.

When will the MRT Circle Line reach Ampang?

MRT Corp plans to open the line in 2032, with construction expected in 2027. Its planned stations include ones named Tasik Ampang and Pandan Indah, and all the names are interim. The rail lines running today are the Ampang and Kelana Jaya lines.

Does PropLaunch sell these units?

No. PropLaunch lists new launches and their records; it is not a real estate agency. Viewings and bookings are handled by the developer or a registered estate agency.

Before you book in Ampang

Start with the state and part of Ampang you want, then narrow the projects for sale to the ones that fit your budget and layout. Ask each developer for the current list of units left, the land title details, the Bumiputera quota and the handover date after any extension. Drive the route to work and to the LRT at peak hour, especially from the hill suburbs. Viewings and bookings are handled by the developer or a registered estate agency, not by PropLaunch.
