About these terms

PropLaunch (proplaunch.my) is run by OutSpace Studio (registration no. 202603250620 (AS0522077-D)), referred to here as "we" or "us". These terms apply whenever you use the site. By using it, you agree to them. If you do not agree, please do not use the site.

What PropLaunch is

PropLaunch publishes information about new property launches in Malaysia so buyers and investors can find and compare projects. We are not a real estate agency. We do not sell, let, value or negotiate property, and we are not a party to any sale between you and a developer.

When you ask about a project, your enquiry goes to a real estate agency registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP), or to the project's developer, who will contact you and arrange any viewing or booking.

Project information

We put together project details, prices, unit counts, dates and images from several sources and update them regularly. Even so, they can be incomplete or out of date, and developers can change prices, availability, layouts, specifications and completion dates at any time.

Treat what you see on PropLaunch as a starting point. Before you pay a booking fee or sign a sale and purchase agreement, confirm the price, the unit, the developer's licence and advertising permit, and the terms with the developer and your lawyer.

Guides and calculators

Our guides and calculators give general information and estimates based on the figures you enter and the rules we describe. They are not financial, legal, tax or investment advice. Your bank, lawyer or tax adviser can tell you what applies to you.

Featured projects

Developers and agencies can pay to have a project shown in carousels or at the top of listings. Paid placements are labelled Featured. A Featured label means the placement was paid for; it is not a recommendation by us, and payment does not change the project facts we show.

Enquiries

When you send an enquiry, we pass your details to the agency or developer as set out in our privacy notice. They decide how and when to reply, and any viewing, booking or purchase is between you and them. We do not guarantee that a unit, price or viewing slot will be available.

Using the site fairly

You may use PropLaunch for your own property search. Please do not:

• copy, scrape or download listings or data in bulk, by hand or with automated tools, or reuse them in another database, app or website;
• send false, misleading or spam enquiries, or enquire in someone else's name;
• try to get into parts of the site that are not public, test its security, or disrupt it;
• use the site for anything unlawful.

Our content

The site's design, text, guides, data compilation and graphics belong to OutSpace Studio or the people who licensed them to us. Project photos, renderings and floor plans belong to the developers. You may view and share pages for personal, non-commercial use. Map data is © OpenStreetMap contributors.

Other websites

Some pages link to or show content from other websites, such as developers' sites and Google Maps. We do not control them and are not responsible for their content or how they use your data.

Our liability

We work to keep PropLaunch accurate and available, but we provide it as it is. As far as the law allows, we are not liable for any loss that comes from relying on information on the site, from errors or omissions, or from the site being unavailable, including lost deposits, booking fees or profits.

Nothing in these terms limits any right you have under the Consumer Protection Act 1999 or other law that cannot be excluded.

Changes

We may update these terms as the site changes. The date at the top shows the latest version, and using the site after an update means you accept it.

Law

These terms are governed by the laws of Malaysia, and the courts of Malaysia deal with any dispute about them.
