About Kuala Lumpur

Malaysia's capital, where new launches are almost all high-rise and most sit near a rail line

Kuala Lumpur is a federal territory surrounded by Selangor. Land is scarce, so nearly every new launch is a condominium, serviced residence or SoHo, and landed launches are rare and priced well above the rest of the Klang Valley.

The city has the densest rail network in the country: the MRT Kajang and Putrajaya lines, the LRT Kelana Jaya, Ampang and Sri Petaling lines, the KL Monorail and KTM Komuter, all meeting at KL Sentral and in the city centre. Launches in the centre, Bukit Bintang and Mont Kiara sell at the top of the market, while Setapak, Sentul, Cheras and the Sungai Besi side offer lower entry prices.

Many projects here are serviced residences on commercial land. These often carry commercial rates for utilities and assessment, which is worth checking before you buy.

Good to know

  • Check whether the land is residential or commercial: it changes utility rates, assessment and loan terms
  • Compare walking distance to the station, not just the station name in the marketing
  • Leasehold is common in the city; check how many years are left on the lease
