Cheras new launch guide: where the MRT stations are pulling projects in Malaysia

Ten stations on the MRT Kajang line run through Cheras, from Aeon Maluri on Jalan Cheras to Bukit Dukung on the Cheras-Kajang Highway. Across Cheras as a whole, 8 new launch projects still have units for sale, with 1,330 of their 5,329 units left where counts are shown.

Cheras is one name for two places. The northern half sits in Kuala Lumpur, along Jalan Cheras. The southern half sits in Selangor, along the Cheras-Kajang Highway towards Kajang. Prices, project types and traffic differ between the two, so it helps to look at each side on its own.

Cheras in brief: the KL side and the Selangor side

The simplest way to tell the two sides apart is the postcode. MRT Corp's own station addresses put Taman Connaught station at 56000 Kuala Lumpur, while the next station south, Taman Suntex, is at Batu 9 Cheras, 43200 Cheras, Selangor. North of that line you are in the city; south of it you are in Selangor.

The KL side is older and denser. It runs from Maluri and Taman Pertama down through Taman Midah, Taman Mutiara and Taman Connaught, with high-rise projects squeezed into a built-up stretch along Jalan Cheras. The Selangor side opens out along the highway past Batu 9 and Batu 11, with more land, more condominium blocks and some landed housing.

Here, "Cheras" covers any project whose area, locality or name includes Cheras. On the KL side that is the Cheras area itself. On the Selangor side most projects sit under Kajang, with a Cheras locality. A few more carry Cheras in their name or locality but sit in a neighbouring township, such as Balakong, Bandar Damai Perdana or Bandar Mahkota Cheras; they count as the Selangor side.

Projects in Maluri, Bandar Tun Razak and Sungai Long are left out.

Aeon Maluri is the only Cheras station with a rail interchange: you can change there to the LRT Ampang line. South of Bukit Dukung the line carries on to Sungai Jernih, Stadium Kajang and Kajang, which MRT Corp gives Kajang addresses. Station names you see on signs can differ slightly from the list: MRT Corp writes "Batu Sebelas Cheras" for the station most people call Batu 11 Cheras, and "Aeon Maluri" for Maluri.

Building has been steady since the line opened. Of the projects still selling, 2 launched in 2026: 2 on the KL side and 0 on the Selangor side.

Cheras new launch projects still selling

Every project here still has units left, newest launch first. Prices are list prices, from the cheapest unit to the most expensive. "Not shown" under units left means the listing has no count yet. If walking distance to a station matters to you, check the project's location against the station on a map before you shortlist it. Information, not an offer.

Price ranges by sub-area

The two sides overlap more than you might expect. List prices run from RM300k to RM2.11m on the KL side, and from not shown to not shown on the Selangor side. On the KL side the top of the range is mostly high-rise, while on the Selangor side landed homes sit near the top.

Traffic and roads

Two roads carry most of Cheras's traffic, and both follow the MRT line. On the KL side, the stations from Aeon Maluri to Taman Connaught all sit on Jalan Cheras, according to MRT Corp's station addresses. On the Selangor side, the Cheras-Kajang Highway (E7) runs 11.5km from Cheras, Kuala Lumpur to Saujana Impian, Kajang, with nine interchanges and toll plazas at Batu 9 and Batu 11. Bukit Dukung station's address is on the highway itself.

The newer road is SUKE, the Sungai Besi-Ulu Klang Elevated Expressway. Its 24.4km main alignment runs from Sri Petaling to Ulu Kelang, and the last 7.8km stretch, from Sri Petaling to Cheras-Kajang, opened to traffic at 12:01am on 16 Jun 2023. The Ministry of Works said at the time that it cuts the trip from 75 minutes to 25 minutes compared with existing routes.

In practice, the KL side relies on one busy main road, so the MRT is often the more predictable way into the city. The Selangor side is built around the highway and SUKE, so it suits driving better, but the E7 has toll plazas at Batu 9 and Batu 11. Check the current toll rates on the operator's site before you commit to a daily drive.

Who Cheras suits

Which side fits depends on your commute, your budget and what your bank will lend. Here is how the two sides line up for a few common situations.

If you work in central KL and want to commute by train, the KL-side projects sit along Jalan Cheras, where five of the ten Cheras stations are, and Aeon Maluri connects to the LRT Ampang line. Compare the median entry price, RM601k here against not shown on the Selangor side, and the choice: 8 projects selling here against 0.

If you want more choice under RM600k, the Selangor side has a wider spread of projects with entry prices in that band, including recent launches. You trade a longer ride or drive into KL for that choice.

If you want landed, choice is limited: 1 of the 8 projects selling across Cheras are landed, with a median entry price of RM1.85m. Units left are usually small in number at each one.

If you are buying to rent out, collect asking rents for similar units nearby and run them through the rental yield calculator. Viewings and price lists go through a registered estate agency.
