Which launches still have units left: Q3 2026
2,095 projects launched before 2026 still have units left as at 26 Oct 2026. Together they hold 167,389 new launch units available across Malaysia, counting the projects that show a unit count.

Quick answer: As at 26 Oct 2026, PropLaunch lists 2,095 projects launched before 2026 that are still selling, with 167,389 units left. Selangor (566 projects) and Johor (408) have the most, followed by Perak (232) and WP Kuala Lumpur (154). The median lowest list price across these projects is RM490k.

What "units left" means and how often it is checked
"Units left" is the number of units in a project that are not yet recorded as sold. It is the project's total units minus its units sold. For example, a project with 830 units and 522 sold would show 308 of 830 units left. We re-check units sold every week.
A "past launch still selling" is a project that first launched before 1 Jan 2026 and still has units left. Projects launched in 2026 are covered separately in our monthly launch round-ups.
New launch units available in Malaysia, by state
Selangor and Johor hold almost half of all past launches still selling: 974 of the 2,095 projects between them. Kuala Lumpur has fewer projects (154) but they are larger high-rise developments, so the city still has 30,773 units left, the third-highest total in the country.

Units left are totalled for the 2,025 projects that show a unit count; 70 listings, including the Sarawak and Sabah projects, do not show one yet. Medians use the 2,080 projects with list prices. The median lowest list price is the middle value of each project's cheapest list price, so half of the projects in a state start below it and half above.

Of the 2,095, 940 first launched in 2025, 618 in 2024 and 209 in 2023. Another 145 launched in 2022 or earlier, and 183 listings do not show a launch date.
| First launched | Projects still selling |

| 2025 | 940 |

| 2023 | 209 |

Projects with the most units left
These are the projects with the most units left in the four states with the most units available. Large high-rise projects dominate, because a 1,500-unit tower can have more units left than a fully sold landed scheme ever had. Each name links to its project page, with units left and prices by floor.
Selangor
Selangor's list is mostly SoHo and serviced residence projects across Kajang, Selayang, Klang and Jenjarom. Grenepark Village in Kajang shows the most units left of any past launch in the country.

Price ranges of projects with units left
Across all 2,095 projects, the median lowest list price is RM490k and the median highest is RM702k. These are list prices across each whole project, sold units included, so the units still available may sit anywhere inside that range. The project page shows prices by floor for the units that remain.
Of Selangor, Johor, Kuala Lumpur, Penang and Perak, Kuala Lumpur is the only one where the median highest list price passes RM1m. Johor's median lowest list price (RM683k) is higher than Kuala Lumpur's (RM678k), while Perak's projects mostly list below RM500k.

Projects are grouped by their lowest list price, the cheapest unit each was listed at. A project in the "RM1m and above" band has no unit listed under RM1m.
| Lowest list price | All states | Selangor | Johor | WP Kuala Lumpur | Penang |
|---|---|---|---|---|---|
| Under RM300k | 437 | 114 | 58 | 5 | 13 |

For buyers above RM1m, Selangor (101 projects) and Johor (95) have the most projects that start at that level. Kuala Lumpur has 37.
How to read the units-left figure
Units left tells you how much choice remains and how fast buyers have signed so far. To judge a project, read it alongside four other facts on the project page:
- Total units. 300 units left means something different in a 400-unit block than in a 4,000-unit township phase. Compare units left with the total.
- First launch date. A 2025 launch that has sold half its units is at a different stage from one that launched years ago with most units unsold. If an older launch still has most of its units, ask the developer why.
- Completion year and build stage. An older launch may be close to handover, so you would pay more of the price sooner. Check the completion date in the sale and purchase agreement (SPA), the contract you sign with the developer, and ask how far construction has progressed.
- Which units remain. The units left are often a mix: certain floors, facings or layouts, or units held under a Bumiputera quota that only eligible buyers can buy. Ask the developer for the current price list of the units open to you.
Two more checks are worth making before you visit. Confirm the developer's licence and the project's advertising and sales permit, which KPKT (the Ministry of Local Government Development) issues under the Housing Development (Control and Licensing) Act 1966 (HDA). And ask your bank whether it will finance the project, especially a SoHo or serviced suite, as banks set their own terms for these.
Viewings and bookings go through the developer or a registered estate agency.
Where to find past launches still selling
Every project here is in the "Units available" tab of the launches page, which you can filter by state and price. Each project page shows the date units sold were last updated.
The "This year's launches" tab lists 2026 launches only. For projects that have a sales permit but have not opened for sale yet, see the upcoming tab.
Frequently asked questions
How many new launch projects in Malaysia still have units available?
PropLaunch lists 2,095 projects launched before 2026 that still have units left, holding 167,389 units across the 2,025 that show a unit count. Projects launched in 2026 are counted separately.
Which state has the most unsold new launch units?
Selangor, with 46,389 units left across 566 projects. Johor follows with 41,362 units in 408 projects, then Kuala Lumpur with 30,773 in 154 and Penang with 12,528 in 121.
How often are units left updated?
Every week. The units-left figure on each project page changes as buyers sign.
Does a project with many units left mean the price is lower?
No. Units left only counts units not yet recorded as sold, and developers set their own prices and packages, so compare the developer's current price list with the list-price range on the project page.
Is it safe to buy a unit in a project that launched years ago?
It depends on the project more than its age: check the completion date in the SPA, how far construction has progressed and whether the developer's licence and sales permit are valid. Your lawyer can review the SPA before you sign.
What does "launch date not shown" mean?
The listing does not yet show when the project first went on sale. That applies to 183 of the 2,095 projects still selling, and the developer can tell you the date.
Are the prices in this guide the prices I will pay?
Not necessarily. They are list prices across the whole project, and the price of a specific unit depends on its floor, facing and layout, and on any price changes or packages from the developer.
Before you book
Start with the state and price range that fit your budget, then open the project pages to see which units are left and their prices by floor. Before you pay a booking fee, get the developer's current price list and check the instalment with your bank.
