New property launch October 2026: every Malaysia launch by state and price

62 new property launch projects started selling in Malaysia in October 2026 up to 26 Oct, with 13,383 units between them. Selangor had the most, with 16 projects. Most October launches are landed homes outside the big cities, priced from under RM500k.

A project counts as an October launch when its first sale and purchase agreement (SPA), the contract you sign with the developer, was signed in October.

Quick answer: 62 projects launched in Malaysia from 1 to 26 Oct 2026, with 13,383 units. Selangor led with 16, then Johor with 7. Half of the projects with a confirmed price start at RM434k or less. 1,342 units had been sold by 26 Oct, leaving 12,041.

October 2026 in key figures

October's launches are spread across 11 states, but the units are concentrated in a handful of large high-rise projects. Of the 62 projects, 48 are landed (terrace, semi-detached, cluster and bungalow homes) and 14 are high-rise or mixed. The landed projects hold 3,389 units; the high-rise and mixed projects hold 9,994.

October 2026: 62 new launches, 16 of them in Selangor

Sales are still early. By 26 Oct, buyers had signed for 1,342 of the 13,383 units launched this month, about one unit in ten. Landed projects had sold 471 units and high-rise or mixed projects 871. The listed completion years run from 2028 for most landed projects to 2031 for the largest towers.

The medians leave out Taman Bukit Embun (Phase 2) in Penang, whose lowest listed price reads RM42,000, likely a recording error for a terrace or semi-detached home. It stays out of every price figure until confirmed, but counts in the launch and unit totals.

New launches by state

Selangor had the most new launches in October, with 16 projects and 3,912 units. Johor came second with 7 projects. Five states each had 6 launches: Pulau Pinang, Perak, Melaka, Kedah and Pahang.

Counting units instead of projects changes the order. Kuala Lumpur had only 3 launches, but they hold 2,785 units, because one of them, Residensi Hanya Wahyu, is the largest project of the month. Kelantan, Putrajaya, Sabah and Sarawak had no October launches.

Price bands

Most October launches start below RM500k. The 61 projects with a confirmed price are grouped here by their lowest list price, the cheapest unit on offer. Many have a wide spread above it.

Lowest list price Projects Units
Under RM300k 13 5,871
RM300k to RM499k 25 2,819
RM500k to RM749k 13 2,941
RM750k to RM999k 6 912
RM1m and above 4 490

The under-RM300k band holds the most units because it includes large high-rise projects that start low. Residensi Begonia in Shah Alam lists all 1,085 units at RM288k, and Residensi Jati De Meru (Phase 1B) in Ipoh starts at RM192k. Some projects in this band also reach far higher: Residensi Meriah in Subang Jaya starts at RM250k and tops out at RM1.05m.

Four projects start at RM1m or more: Aosis Mont Kiara in Kuala Lumpur, Perjiranan 13 (Sanubari) (Phase 3B) and Taman Pelangi Indah (Phase 2) in Johor, and Seroja Gardens 1 in Negeri Sembilan. Another 11 projects start lower but have units listed above RM1m, so 15 projects in all have at least one unit at RM1m or more.

Residensi Hanya Wahyu is the month's largest launch, with 1,816 units across two phases and 1,701 still unsold on 26 Oct. Aosis Mont Kiara has the highest list prices of any October launch. Among the smaller landed projects, Taman Airria Kundang (Phase 2A) had sold 36 of its 48 terrace houses, and Seroja Gardens 1 had sold 22 of 52 semi-detached homes.

Keeperz Suites in George Town had sold the most units of any October launch, 158 of 493. Residensi Seri Merbah in Shah Alam was next, with 132 of 440 sold.

What sold so far

Most October projects have been on sale for less than four weeks, some for only a few days, and developers often release units in stages. A unit counts as sold once an SPA has been signed for it.

By 26 Oct, the six projects with the most units sold were Keeperz Suites (158), Residensi Seri Merbah (132), Residensi Hanya Wahyu (115), Residensi 15 in Subang Jaya (87), Residensi Ara Melati in Kuala Lumpur (86) and Residensi Begonia (72). All six are high-rise projects, and together they make up 650 of the 1,342 units sold. Units sold figures for every project are on its project page.

Launching soon: sales permit issued, no sales yet

The upcoming list holds projects that have a sales permit but no recorded sales. There are 478 upcoming projects with 75,091 units. A project moves to the new launches list once its first SPA is signed.

State Upcoming projects Units
Selangor 122 23,857
Johor 104 18,581

Perak 42 3,934
Other states 141 24,425
Total 478 75,091

The largest upcoming projects are high-rise. Skyawani Cassia Residences 1 in Batu Kawan, Pulau Pinang, has 3,600 units listed at RM400k to RM561k. Redearth Genting Xintiandi (Phase 1A & 1B) in Pahang has 2,600 units at RM422k to RM958k, and Starloft Residence in Kuala Lumpur has 1,996 units at RM300k to RM365k.

How to use the listings

Each project on the new launches tab has a page showing the developer, location, property type, list-price range, total units, units sold and units left, and the completion year. Its price range runs from the cheapest to the most expensive unit, often by floor or layout. Most October landed projects list completion in 2028; the larger towers list 2030 or 2031. Units still on sale from earlier months are on the units available tab.

PropLaunch does not sell units, so viewings and price lists go through a registered estate agency. Before you pay a booking fee, confirm the price, the unit and the completion date with the developer, and ask a lawyer to read the SPA.

What counts as an October launch

Each phase listed separately counts as its own project, so some developments appear more than once. Prices are list prices, the lowest and highest in each project, never an individual buyer's SPA price.
