Petaling Jaya new launch guide: Damansara, Bandar Utama and the PJ rail lines in Malaysia

32 Petaling Jaya new launch projects are selling now, and 2 more have a permit but no sales yet. List prices run from RM250k to RM6.42m.

Petaling Jaya is largely built up, so new launches here are mostly towers on infill sites rather than new townships. What has changed is the rail: the LRT Shah Alam line opened in Jun 2026, adding a third line to Bandar Utama, and PJ now has five rail lines running through or past it. This guide covers the PJ city area, from Kota Damansara and Mutiara Damansara in the north down to Kelana Jaya and Petaling Jaya Selatan (PJS) in the south. Damansara Heights, TTDI and Mont Kiara are in Kuala Lumpur.

Quick answer: Petaling Jaya has 32 new launch projects selling and 2 upcoming. 9 of them launched in 2026, and 7,810 units are left in the 31 that show a count. The median entry price (each project's lowest list price) is RM692k: RM666k for high-rise and RM2.56m for landed. Most projects are high-rise, close to the MRT Kajang line, the LRT Kelana Jaya line or the new LRT Shah Alam line.

Petaling Jaya in brief: Damansara, Bandar Utama and the PJ sections

Petaling Jaya became a city on 20 Jun 2006, when its municipal council was upgraded to the Petaling Jaya City Council (MBPJ). Its population is put at over 800,000, according to Malay Mail. The wider Petaling district had 2,298,130 people in the 2020 census, the most of any district in Malaysia.

Projects here are grouped into three parts of the city:

  • Kota Damansara and Mutiara Damansara: the north, including Bandar Sri Damansara, Damansara Damai and PJU 5, along the MRT Kajang and Putrajaya lines.
  • Bandar Utama, Tropicana and Ara Damansara: the middle, around 1 Utama, the Tropicana golf course and the Ara Damansara LRT station.
  • PJ sections, Kelana Jaya and PJS: the south, covering the older numbered sections, Seksyen 51A along the Federal Highway, Kelana Jaya and Petaling Jaya Selatan.

High-rise homes dominate everywhere. 26 of the 32 projects selling are high-rise, and the 6 landed projects are mostly large homes in the middle part of the city.

Getting around: five rail lines and the main highways

The LRT Kelana Jaya line runs through the older sections and Kelana Jaya, the MRT Kajang line runs through Damansara and Bandar Utama, and the KTM Port Klang line runs along the Federal Highway. On the northern edge, the MRT Putrajaya line serves Damansara Damai and Bandar Sri Damansara.

The newest addition is the LRT Shah Alam line, which started full service on 29 Jun 2026, running 37.8km from Bandar Utama to Johan Setia. Bandar Utama is now an interchange between the MRT Kajang line and the LRT Shah Alam line. A Tropicana in-fill station on the Shah Alam line is planned for later.

The station lists below come from a public reference list, not the operators' own pages. Station names can change, so confirm them on the operator's app before you plan a commute around one.

Price ranges: high-rise vs landed, area by area

Across the 26 high-rise projects selling in Petaling Jaya, the median entry price is RM666k. Across the 6 landed projects, it is RM2.56m. With so few landed projects, the landed median can move a lot when one sells out or a new one launches.

A serviced residence usually sits on commercial land, which can mean different utility tariffs, assessment rates and maintenance charges from a condominium on residential land, so ask the developer what the land title says. The top of each range is usually a large landed home or a penthouse, so look at the median, not the highest price. These are list prices for new units; for what homes have actually sold for nearby, check the transaction data published by NAPIC.

Hospitals, schools and malls

PJ has no Health Ministry general hospital of its own, and residents use the hospitals in Sungai Buloh, Shah Alam and the University Malaya Medical Centre. The ministry accepted a site for a 500-bed hospital in PJ in May 2026, Malay Mail reported, but no timeline has been given.

Private hospitals are spread across the city. Sunway Medical Centre Damansara, linked to Surian MRT station, was officially launched on 1 Oct 2026 with more than 370 beds. Thomson Hospital is in Kota Damansara, next to the station that carries its name, and Assunta Hospital and Columbia Asia Hospital serve the older sections.

Kota Damansara has Sri KDU, which runs an international school and a national-curriculum private school, and SEGi University. Government primary and secondary schools are spread across every section. Places and zoning change every year, so check with the school, or the Selangor state education department for government schools, before you choose a home for its school.

For shopping, 1 Utama anchors Bandar Utama. IOI Mall Damansara (formerly Tropicana Gardens Mall) is linked to Surian MRT station, according to SAYS. Mutiara Damansara has IKEA Damansara and The Curve, Damansara Jaya has Atria Shopping Gallery, and Paradigm Mall serves Kelana Jaya.

Local rules worth knowing

Assessment tax. MBPJ revalued properties for assessment tax from Jan 2025, its first revision since 1992, with any increase capped at 25%, The Star reported. Ask the developer or the management office what a completed unit in the same project pays.

Affordable homes. Some of the lowest list prices in PJ are on affordable housing projects, such as the state's Rumah Selangorku scheme. These have their own eligibility rules, usually on income and on whether you already own a home, and resale may be restricted for a period. Ask the developer which scheme applies before you plan around a low entry price.

The PJ local plan. A draft replacement local plan for PJ to 2035 went out for public feedback from 15 Dec 2025 to 16 Feb 2026, The Star reported. The local plan sets zoning and density, so if you are buying next to an empty plot, check what it is zoned for.

Who Petaling Jaya suits

The right part of PJ depends mostly on your daily trip and your budget.

If you commute by train, almost every part of PJ is near a station. Kota Damansara and Mutiara Damansara are on the MRT Kajang line, Bandar Utama adds the LRT Shah Alam line, and the older sections and Kelana Jaya are on the LRT Kelana Jaya line. Check the walk from the tower itself to the platform.

If you want a lower entry price, start with the south, where the median entry price is RM670k, against RM692k for the city as a whole. Use the affordability calculator to see what your income can carry.

If you want landed, PJ has few new landed projects, and most are large homes priced in the millions in the middle part of the city. Buyers who want a new terrace house at a lower price usually look further out, in Shah Alam or Puchong.

If you are buying to rent out, demand near the universities in Kota Damansara and near the MRT stations is a common reason investors look at PJ. Collect asking rents for similar units nearby and run them through the rental yield calculator. Viewings and price lists go through a registered estate agency.
