Rawang new launch guide: landed and condo prices by township in Selangor, Malaysia

15 Rawang new launch projects are selling and 2 are upcoming, and 11 of those selling are landed. Prices fall into three groups: bungalows above RM2m, terrace houses from under RM700k to under RM2m, and a small set of high-rise projects.

Rawang is a town in Selangor's Gombak district, about 25 km north-west of Kuala Lumpur, with tin-mining roots. Most new homes here are in townships west of the old town. This guide splits them into four parts and covers the KTM station, the highways, tenure, the malls and schools, and who each part suits.

Quick answer: 15 projects are selling in Rawang and 2 are upcoming; 11 of those selling are landed and 4 are high-rise. Terrace houses list from about RM680k to RM1.99m and bungalows from about RM2.37m to RM3.62m (PropLaunch listings, checked 6 Nov 2026). 1,029 units are left in the 15 projects that show a count. Rail means one KTM station, Rawang, with no LRT or MRT in the town.

Where Rawang is and how its townships differ

Rawang's new launches sit in a few large townships, each with its own price level and tenure. The Kota Emerald side and Bandar Tasik Puteri are about 7 km apart in a straight line, so your commute may decide between them.

Projects fall into four parts:

  • Kota Emerald, Taman Sari and Bandar Country Homes: the side closest to the old town and the toll plaza, with the widest range, from serviced residences to bungalows.
  • Bandar Tasik Puteri: the west, a Low Yat Group township of over 2,670 acres on leasehold land, with a 27-hole golf course and its own interchange on the LATAR.
  • Gardens Park: south-west of the old town, freehold terrace houses from Gamuda Land on land planned as an extension of Gamuda Gardens.
  • Taman Bukit Teratai, north of Rawang: one project selling. It carries Rawang in its name but is in Hulu Selangor district, about as close to Serendah station as to Rawang's.

Kota Emerald is a broad label on listings, and it covers more than one developer's township: GuocoLand's Emerald Rawang, Scientex's Mori towers, the Anggun Rawang phases and BRDB's Tamansari. Project pages show which one you are looking at.

Nearby towns have their own listings and are not counted here. Selayang's page also holds Kuang and Kundang, and Gamuda Gardens has its own page. Serendah, Bukit Beruntung and Hulu Selangor, which holds Bukit Sentosa, lie to the north.

Getting around: Rawang KTM station and the highways

Rawang station is in the old town, on the KTM Komuter's Tanjung Malim to Port Klang route, and ETS trains stop there too. One timetable site puts the Komuter trip to KL Sentral at 45 to 50 minutes; confirm it on KTM's timetable. Open a station below to see the projects selling or upcoming within 5 km of it, from any area.

In a straight line, projects selling on the Kota Emerald side are 3.4 to 4.4 km from it. The Armanee phases in Bandar Tasik Puteri are about 11 km from Rawang station and 8 km from Kuang station. Kirana and Damai in Gardens Park are about 7 km from Rawang station and 6 km from Kuang station. Sari Alamanda 4 is about 6 km from both Rawang and Serendah stations. The nearest MRT station, Sungai Buloh, is about 13 km from Kota Emerald (PropLaunch listings, checked 6 Nov 2026).

The East Coast Rail Link's Bandar Serendah station, north of Rawang, is under construction, with operations on the Gombak to Port Klang stretch expected in January 2028.

Most buyers here will drive, so test your route at peak hour.

Rawang new launches still selling

Every project in these tables still has units for sale, newest launch first. Prices are list prices for the whole project, from the cheapest to the most expensive unit, and the price you are offered may differ. Information, not an offer. Prices and availability are from PropLaunch listings, checked 6 Nov 2026; confirm with the developer before you book.

Every high-rise range here starts with low fixed-price units. These are fixed-price units with eligibility rules; ask the developer. Several projects, including The Rise phases and both Mori towers, also show an approved extension to the handover date, the day you get vacant possession (VP), the keys. Check the extended date on the project page and in the sale and purchase agreement (SPA), the contract you sign with the developer.

Kota Emerald, Taman Sari and Bandar Country Homes

This part has 8 projects for sale, 5 landed and 3 high-rise, with 384 of 1,468 units left. List prices run up to RM3.62m.

Four of the landed rows are phases of one project, The Rise, zero-lot bungalows in Emerald Rawang that its project page describes as freehold, so the part's landed median says little. The one terrace project is Taman Anggun Residensi, a phase of Templer Residence in the Anggun Rawang township with almost every unit left. Its page shows no launch or handover date yet, so ask for both.

Residensi Mori 2 and Residensi Mori 3 are serviced residences, high-rise homes with shared facilities and a management office, and most of their units are sold.

Bandar Tasik Puteri

This part has 3 projects listed for sale, with 244 of 435 units left. Landed projects have a median entry price (each project's lowest list price) of RM736k.

The two landed rows are separate permits from the same group. 6a & 6b Armanee launched in September 2025 and is mostly sold. Armanee, which its page calls Phase 6B, launched in October 2026 with most units still open. Compare layouts as well as prices, since the two phases list different sizes.

The two Kirana phases are mostly sold and list completion in 2026. Damai launched in 2026 with most units still open, and is laid out around a 50-acre circular park. Project pages describe all three as freehold.

Taman Bukit Teratai, north of Rawang

This part has 1 project for sale, with 96 of 130 units left, and list prices from RM680k to RM896k.

Sari Alamanda 4 @ Rawang (Phase 2) is marketed as Rawang and is in Hulu Selangor district, so check which council and school zones apply. It has the lowest terrace entry price among the projects selling. Its earlier phases are in the same taman, and landed launches nearby are on the Serendah page.

Upcoming Rawang projects: permit issued, no sales yet

2 Rawang projects have a sales permit but no sales recorded yet, with 195 units between them and a median entry price of RM1.2m. Both are landed, and both start above RM1m.

Murraya (Phase 2C) is a 179-unit terrace phase in BRDB's Tamansari. Its project page describes it as freehold and shows construction not yet started. Its map point looks approximate, so check the drive to Rawang station with the developer. 16 Legacy (Phase 14C) is 16 semi-detached houses in Glomac's Saujana Rawang township.

Upcoming projects can change their prices and layouts before the first sale. Ask the developer for the current price list and the sales permit dates before you register interest.

Prices: terraces, bungalows and high-rise

Rawang's overall median entry price is RM778k, a figure that mixes bungalows with fixed-price units. Property type is the fairer comparison.

What Rawang new launches list for, by township and type

The left edge of a high-rise bar is a fixed-price unit. Above those units, the Mori towers start from about RM427k and RM454k (PropLaunch listings, checked 6 Nov 2026).

Resale prices can differ from launch list prices. Compare with earlier phases in the same township, and for resale evidence on a specific street ask a registered valuer or check the transaction data from NAPIC, the National Property Information Centre under JPPH.

Freehold, leasehold, Bumi quotas and fixed-price units

Tenure is the clearest difference between the two main sides of Rawang. Freehold land has no expiry date. Leasehold land is held from the state for a fixed term, and banks may offer a smaller loan or a shorter tenure when the remaining lease runs low.

On the Kota Emerald side, project pages describe The Rise, Taman Anggun Residensi, Residensi Mori 2, Residensi Mori 3 and upcoming Murraya as freehold. Both Armanee phases in Bandar Tasik Puteri are described as 95-year leasehold, and Residensi Pinang as 67-year leasehold. Kirana and Damai in Gardens Park are described as freehold.

Ask the developer for the land title details and read the tenure clause in the SPA; your lawyer can run a title search with the Selangor land and mines office. Our guide to freehold or leasehold covers the trade-offs.

A Bumiputera quota is the share of units reserved for Bumiputera buyers. Project pages show 50% on the Armanee phases and Murraya and 70% on 16 Legacy and two apartment projects, and many show no figure, so ask the developer.

For fixed-price units, ask which units carry the price, what the eligibility rules are and whether any are left, since the lowest price in a range depends on them.

Budget 2027 proposes, for SPAs signed from 1 Jan 2027 to 31 Dec 2030, a full exemption on a first home up to RM500,000, and on homes above that up to RM750,000, a full exemption on the first RM500,000 and 50% on the rest. Several Rawang entry prices fall in that range; confirm the final rule with LHDN once it passes.

Malls, hospitals and schools

Project pages put AEON 1.6 km and the Selgate hospital 1.8 km from The Rise (PropLaunch listings, checked 6 Nov 2026), so Bandar Tasik Puteri and the north have a longer drive.

Place Type Where
AEON Rawang Shopping centre Near Kota Emerald; open since 2011
Selgate Specialist Hospital Rawang Private hospital, 224 beds Rawang; operating since October 2025
KPJ Rawang Specialist Hospital Private hospital Named on project pages, 7.8 km from The Rise
Straits International School Rawang International school Persiaran Taman Sari

Source: linked pages; project page for KPJ Rawang (as of 6 Nov 2026)

Rawang has government primary and secondary schools as well, but places and zoning change every year, so check with the school or the Selangor state education department before you choose a home for its school access. Developers' project pages name SJK(C) Kota Emerald, SK Taman Desa, SJK(T) Rawang and Knewton Global School near The Rise and the Mori towers. Check those routes yourself.

Parts of Rawang, Kuang and Kundang flooded after heavy rain in 2017, and river works were planned after that. Ask about a site's flood history before you book.

Rental and resale notes

Most of what is selling is landed, which suits families who drive and want space, while high-rise units near Kota Emerald's shops may suit couples and small households. Ask local agents who actually rents there.

The projects for sale add up to 2,865 units with a count, and most list completion years from 2028 to 2029 (PropLaunch listings, checked 6 Nov 2026). Collect asking rents for comparable homes in the same or a neighbouring street or building.

Set those rents against the full cost of owning: maintenance fees for high-rise, quit rent, assessment, insurance and loan interest. Our rental yield calculator works out gross and net yield and monthly cash flow from the figures you enter.

Example: Say you are looking at a terrace house listed at RM750,000 and comparable houses nearby ask RM2,200 a month. Annual rent: RM2,200 x 12 = RM26,400. Gross yield: RM26,400 / RM750,000 = 3.5%. Net yield will be lower once quit rent, assessment, vacancy and loan costs come off. (Both figures are assumptions for the example.)

Who Rawang suits

Rawang tends to suit buyers who want more house for the money and accept a longer trip into Kuala Lumpur.

  • Families after a landed home under about RM1m. Bandar Tasik Puteri and Taman Bukit Teratai list here. Expect to drive, and check the tenure.
  • Upgraders after freehold. The Kota Emerald side has freehold terraces and bungalows close to the mall and the toll plaza, and Gardens Park has freehold terraces too.
  • Komuter commuters. The Kota Emerald side is a short drive from Rawang station.
  • Buyers of fixed-price units. A few high-rise projects have them. Eligibility decides whether you can buy, so ask the developer first.

Your bank can tell you what it will lend, and a lawyer should read the SPA before you sign.

Frequently asked questions

How many new launches are there in Rawang now?

As of 6 Nov 2026, 15 projects are selling in Rawang and 2 are upcoming, with a permit but no sales yet. 11 of the projects for sale are landed, and 4 launched in 2026.

Is Rawang part of Selayang?

Rawang is its own town, in the same Gombak district and under the Selayang council, which is why some project documents say Selayang for a Rawang address. PropLaunch lists the two separately, with Kuang and Kundang on the Selayang page.

Is there an MRT or LRT in Rawang?

No. Rawang's rail link is the KTM station, on the Komuter and ETS. The nearest MRT station is Sungai Buloh, about 13 km from Kota Emerald in a straight line, and you can also reach it by Komuter.

How long is the train from Rawang to KL Sentral?

One timetable site gives 45 to 50 minutes on the Komuter. KTM's own timetable has the current times.

What is the cheapest new home in Rawang?

The lowest prices are fixed-price high-rise units with eligibility rules, so ask the developer whether you qualify. Among terrace houses, the lowest entry prices are at Taman Bukit Teratai and Bandar Tasik Puteri.

Is Rawang freehold or leasehold?

Both. Most projects on the Kota Emerald side and in Gardens Park are described as freehold, and the Armanee phases in Bandar Tasik Puteri as 95-year leasehold. Confirm the tenure in the land title and the SPA before you book.

Are Kuang, Serendah and Bukit Beruntung in Rawang?

No. They are separate towns with their own listings: Kuang is on the Selayang page, and Serendah and Bukit Beruntung have pages of their own, to the north of Rawang.

Does PropLaunch sell these units?

No. PropLaunch lists new launches and their records; it is not a real estate agency. Viewings and bookings are handled by the developer or a registered estate agency.

Before you book in Rawang

Start with the township that fits your commute, then check the tenure, quota and handover date of each project you like. Each project page has a status line, which can read under construction, behind schedule or "Ailing project", so read it and ask the developer what it means for your handover; our Developer check shows a developer's record. Viewings and bookings are handled by the developer or a registered estate agency, not by PropLaunch.
