Where Kepong is, and whether it is in KL or Selangor

Kepong town is in Kuala Lumpur, under Kuala Lumpur City Hall (DBKL). The confusion comes from its northern edge: it borders Selayang, which is in Selangor, and Taman Ehsan and Taman Desa Jaya are often called Kepong but sit outside KL. The Forest Research Institute Malaysia (FRIM) has Kepong in its address, with Selangor as the state. Read the postcode and state on the land title for any address you are looking at.

The projects for sale fall into four pockets.

Residensi Alamanda Kepong is filed under Kepong, but it sits on the Segambut side, near KTM Segambut.

The neighbours have their own lists and are not counted here: Segambut, Selayang, Batu, Desa ParkCity, and Petaling Jaya, which holds Bandar Sri Damansara. Jinjang also has its own listings, such as Residensi Legenda 99.

Getting around: MRT, KTM and the highways

Kepong has two rail lines, and the walk to a station varies a lot between projects. The MRT Putrajaya line has served Metro Prima, Kepong Baru, Jinjang and Sri Delima since 16 Jun 2022, with the rest of the line to Putrajaya Sentral open from 16 Mar 2023. KTM Komuter stops at Kepong and Kepong Sentral on the Tanjung Malim to Port Klang line, which appears as the KTM Port Klang line in the station list further down.

The two names are easy to mix up. KTM Kepong is about 1.4 km from the nearest MRT station, so it is no interchange. Kepong Sentral has a link bridge to MRT Sri Damansara Timur and some KTM ETS trains, and it is on the Bandar Sri Damansara side.

These are straight-line distances from listing pins, and the walk will be longer. Residensi ZIG's pin is approximate, so its distances are rough. MRT Corp's proposed MRT Circle Line has no station named for Kepong, Jinjang, Menjalara or Metro Prima. Construction is expected to start in 2027 with operation planned for 2032, and all its station names are interim.

For drivers, the main routes are Jalan Kepong, the MRR2 ring road, the Damansara-Puchong Expressway (LDP), Jalan Kuching and Jalan Ipoh. Phase 2 of the Duta-Ulu Klang Expressway (DUKE) has an interchange at Menjalara.

Parks, malls, schools and hospitals

Residensi Radium Evara is the newest, launched on 19 Sep 2026 and reported by The Edge as a Radium Development project. Block A has 558 units, and Block B's 239 units are fixed-price units. The handover date, the day you get vacant possession (VP), the keys, already shows an approved 24-month extension to 19 Sep 2031, so read the date in the sale and purchase agreement (SPA), the contract you sign with the developer.

Residensi Metropolitan Kepong is a 40-storey block of 702 fixed-price units, with handover on 5 Nov 2029 after a 12-month extension. Its brochure shows one layout, three bedrooms in 800 sq ft. Residensi Alamanda Kepong is also fixed-price, at one list price, and its listing has no launch or handover date yet, so ask for both along with the street address.

Residensi M Nova Phase 1 has few units left and handover on 17 Feb 2028 after an 18-month extension, and Phase 2 follows on 25 Nov 2028 after 12 months. Both are serviced suites of 700 to 1,000 sq ft by Myvilla Development, a Mah Sing subsidiary according to the brochures. Serviced residences and suites are usually on land approved for commercial use, which can affect utility tariffs, maintenance charges and some loan or scheme eligibility.

Residensi Armani Kepong is the furthest along among the rest, with 95% progress and handover on 1 Jun 2027, no extension shown. It is a 39-storey block of three-bedroom units from 754 to 1,103 sq ft. Residensi ZIG, registered as Residensi Zirah Gemilang, is a 57-storey tower of three-bedroom units from 898 to 998 sq ft by a UEM Sunrise joint venture, with handover on 22 Nov 2027 after a 16-month extension.

Menjalara 8 @ Kepong is the only landed project: 8 three-storey terrace houses of 1,798 to 2,056 sq ft, with handover on 3 Jul 2028 and a sales permit running to 28 Nov 2026, so ask whether it has been renewed.

Extensions like these change when your keys arrive and how late-delivery compensation is counted. Our guide to late delivery and LAD explains how that works.

Prices: what Kepong launches list for

Across the 8 projects for sale, the median entry price is RM502k. That figure takes each project's lowest list price, so fixed-price projects pull it down.

What Kepong new launches list for, project by project

These are developers' list prices, and resale prices can differ. For resale evidence on a specific building, ask a registered valuer or check the transaction data from NAPIC, the National Property Information Centre under JPPH.

Tenure, Bumiputera quotas and fixed-price units

The high-rise projects are leasehold, so look at the remaining term before you compare prices. Developers' material describes 99-year leases for Residensi Radium Evara, Residensi Metropolitan Kepong, Residensi M Nova and Residensi Armani Kepong, and a 91-year lease for Residensi Alamanda Kepong. Residensi ZIG and Menjalara 8 @ Kepong show no tenure yet (PropLaunch listings, checked 6 Nov 2026).

Leasehold land is held from the state for a fixed term, and banks may offer a smaller loan or a shorter tenure when the remaining lease runs low. Ask the developer for the land title details, read the tenure clause in the SPA, and ask your lawyer about a title search. Our guide to freehold or leasehold covers the trade-offs.

The Bumiputera quota is the share of homes reserved for Bumiputera buyers. It is 30% at Residensi M Nova, 40% at Residensi ZIG, 49% at Residensi Radium Evara, 50% at Residensi Alamanda Kepong and 70% at Residensi Metropolitan Kepong.

The fixed-price units make up a large part of the units left, so the total on this page overstates the choice for a buyer who does not qualify. Ask the developer about the eligibility rules, and how many open-market units remain, before you plan around a project.

Rental market notes

A 2018 feature in The Edge, written before the MRT opened, described local buyers as about 80% of purchasers in new projects and expected the volume of new supply to make rentals competitive, with low yields a concern. Take it as background, since the line has since opened.

The projects for sale add up to 5,407 units, so ask how many units in your building and its neighbours hand over in the same year. Rent for a specific unit depends on the building's age, facilities, layout, floor, furnishing and distance to a station, so collect asking rents for comparable units nearby.

Set those rents against the full cost of owning: maintenance fees, sinking fund, quit rent, assessment, insurance and loan interest. Our rental yield calculator works out gross and net yield and monthly cash flow from the figures you enter.

Example: Say you are looking at a unit listed at RM600,000 and comparable units nearby ask RM2,000 a month. Annual rent: RM2,000 x 12 = RM24,000. Gross yield: RM24,000 / RM600,000 = 4%. Net yield will be lower once maintenance, quit rent, assessment, vacancy and loan costs come off. (Both figures are assumptions for the example.)

Who Kepong suits

Kepong tends to suit buyers who want a family-sized high-rise home in north KL, and most layouts for sale have three or four bedrooms.

  • MRT commuters. Residensi Armani Kepong and Residensi Metropolitan Kepong are the closest to a station, at under 1 km in a straight line.
  • Buyers who want the park nearby. Residensi Metropolitan Kepong and Residensi ZIG are both described as close to Kepong Metropolitan Park.
  • Drivers. Residensi M Nova and Residensi Radium Evara are close to MRR2 and over 2 km from a station.
  • First-home buyers. Check eligibility for the fixed-price units first; the median entry price is RM502k.
  • Landed buyers. Menjalara 8 @ Kepong is the only landed new launch, so look at neighbouring areas too.

Your bank can tell you what it will lend, and a lawyer should read the SPA before you sign.
