Mont Kiara new launch guide: prices, schools and transport in Malaysia's capital

10 Mont Kiara new launch projects are still for sale, with list prices from RM330k to RM12.26m and a median entry price of RM1.11m.

Mont Kiara is a hillside enclave of condominiums in north-west Kuala Lumpur, next to Sri Hartamas and Segambut. It is known for two large international schools, a car-first road network and new projects that mostly offer three or more bedrooms.

Quick answer: 10 projects are for sale in Mont Kiara. List prices run from RM330k to RM12.26m, the median entry price (each project's lowest list price) is RM1.11m, and 1,250 units are left in the 10 that show a count. There is no rail station in Mont Kiara today; a station is proposed on the planned MRT3 Circle Line.

Where Mont Kiara is and what is nearby

Mont Kiara sits in the north-west of Kuala Lumpur, inside the Federal Territory, so planning and building approvals go through Kuala Lumpur City Hall (DBKL). It shares its postcode, 50480, with Sri Hartamas, and the two run into each other along the ridge. Segambut lies to the north and east, and the older bungalow streets of Bukit Kiara and Taman Tun Dr Ismail sit to the south and west.

The area is almost entirely high-rise. Condominiums and serviced residences line Jalan Kiara and its numbered side roads, with shops and cafes at street level. Daily needs are close by, but most residents drive to reach anything beyond the immediate neighbourhood.

When you look at nearby areas, check which one a project actually sits in. Developers often use "Mont Kiara" in a project name even when the land is in Segambut or Sri Hartamas. Inspirasi Mont Kiara, for example, is in Segambut.

Getting around: roads, the lack of rail and future plans

Mont Kiara is built around the car. The area connects to the New Klang Valley Expressway (NKVE), the Sprint Expressway (its Penchala and Kerinchi links) and the Duta-Ulu Klang Expressway (DUKE), which together lead to Damansara, Petaling Jaya, the city centre and the north of the Klang Valley. Jalan Duta and Jalan Kuching also lead towards the centre. Traffic tends to bunch at the area's few entry and exit points, so try your daily route at rush hour before you commit.

There is no LRT, MRT or KTM Komuter station inside Mont Kiara today. Residents who use rail usually drive, take a feeder bus or use e-hailing to reach a station in a nearby area. If rail access matters to you, map the trip from the specific tower you are looking at, since distances differ across the area.

The main future plan is the MRT3 Circle Line, an orbital line of about 51 km with 10 interchange and connecting stations, according to MRT Corp. In July 2025 the transport minister approved the 51.6 km line, with land acquisition as the next step, and the alignment reported then includes stations at Sri Hartamas and Mont Kiara on an underground section.

These stations are still proposals. MRT Corp has not confirmed a construction or opening date, and the alignment, station names and timing can change before construction contracts are awarded. The city's long-term planning direction, including public transport, is set out in DBKL's Kuala Lumpur Structure Plan 2040 (in Malay).

International schools

Two large international schools are a big part of why families look at Mont Kiara. Both are inside the area, a short drive from most of the condominiums on Jalan Kiara.

Garden International School also runs an Early Years Centre in Desa Sri Hartamas, and Mont'Kiara International School has been an authorised IB World School since 2000, according to their sites. Places, fees and waiting lists change every year, so contact the schools directly before you choose a home based on school access.

When a project is down to its last few units, those are often specific layouts or floors, so ask for the full list of what is still available and its prices.

Two of the projects for sale are phases of the same development: Kiaramas Dedaun (Phase 1) and Kiaramas deDaun phase 2. They are listed under different developer names and different property types (condominium and serviced residence), which can affect the land title, maintenance charges and utility tariffs. Ask the developer what each phase's title says before comparing them like for like.

Resale prices can differ from launch list prices. For resale and rental evidence on a specific building, ask a registered valuer or check the transaction data published by NAPIC (the National Property Information Centre, part of JPPH).

Freehold vs leasehold in the area

Tenure is the first thing to check on any Mont Kiara title. Freehold land has no expiry date. Leasehold land is held for a fixed term from the state, and when the lease runs low, renewing it means paying a premium to the land office; banks may also offer a smaller loan or shorter tenure on a short remaining lease.

Some projects for sale, including Kiaramas deDaun phase 2 and Papyrus North Kiara, are listed as freehold. Others have no tenure listed yet, so confirm it before you book.

To check, ask the developer for the land title details and read the tenure clause in the sale and purchase agreement (SPA), the contract you sign with the developer. Your lawyer can run a title search with the Kuala Lumpur land and mines office. For a fuller explanation of the trade-offs, see our guide on freehold and leasehold Freehold or leasehold: what it means for you.

Rental market notes

Mont Kiara has long had a renter base tied to the international schools, embassies and regional offices nearby. Supply is large too: the projects for sale that show a count add up to 4,483 units, with completions due over the next few years. Several towers handing over in the same year can mean more competition for tenants in that period.

Rents for a specific unit depend on the building's age, facilities, layout, floor and furnishing, so area-wide averages can mislead. Before you buy to let, collect asking rents for comparable units in the same or neighbouring buildings and set them against the full cost of owning: maintenance fees, sinking fund, quit rent, assessment, insurance and loan interest.

You can run those numbers with our rental yield calculator, which works out gross and net yield and monthly cash flow from the figures you enter. Use the result to test your own assumptions.

Example: Say you are looking at a unit listed at RM1,200,000 and comparable units nearby ask RM4,500 a month. Annual rent: RM4,500 x 12 = RM54,000. Gross yield: RM54,000 / RM1,200,000 = 4.5%. Net yield will be lower once maintenance, quit rent, assessment, vacancy and loan costs are taken off. (Both figures are example assumptions.)

Who Mont Kiara suits

Mont Kiara tends to suit buyers who want a high-rise home with space and who drive. Many of the projects for sale offer three or more bedrooms, and several go up to five, six or seven, which is rarer in newer city-centre towers.

  • Families with children at the two international schools. Living close cuts the school run, though a home nearby does not secure a place.
  • Buyers comparing RM1m to RM2m condominiums. Most of the projects for sale have starting prices in this band.
  • Buyers who need rail. The area has no station today, and the proposed MRT3 stations have no confirmed opening date, so daily rail commuters may find nearby areas with existing stations easier.
  • Buyers who want landed homes. The listings here are almost all high-rise; landed options in and around Mont Kiara are few and priced far higher.

Your bank can tell you what it will lend, and a lawyer should read the SPA before you sign.

Frequently asked questions

What new launches are there in Mont Kiara right now?

As of 5 Nov 2026, 10 projects are for sale, with 1,250 units left in the 10 that show a count. The table above lists each project's price range, units left, launch date and expected completion.

How much is a new condo in Mont Kiara?

List prices for projects still selling start at RM330k and go up to RM12.26m. The median entry price across the 10 projects is RM1.11m. Check the units actually left in a project, since the cheapest layouts are often the first to sell.

Is there an MRT station in Mont Kiara?

Not today. A Mont Kiara station is part of the alignment reported for the planned MRT3 Circle Line, approved by the transport minister in July 2025, but MRT Corp has not confirmed a construction or opening date. Treat it as proposed until construction starts.

Is Mont Kiara freehold?

It depends on the project. Some projects for sale, including Kiaramas deDaun phase 2 and Papyrus North Kiara, are listed as freehold. For the others, confirm the tenure with the developer and in the SPA before you book.

Which international schools are in Mont Kiara?

Garden International School, on Jalan Kiara 3, takes children aged 3 to 18. Mont'Kiara International School, on Jalan Kiara, runs the International Baccalaureate programmes. Contact the schools for places and fees.

What is the difference between a condominium and a serviced residence in Mont Kiara?

Both are high-rise strata homes, but serviced residences are often built on land approved for commercial use. That can affect utility tariffs, maintenance charges and some loan or scheme eligibility. Ask the developer what the title's land use is and have your lawyer confirm it.

Is Mont Kiara the same as Sri Hartamas or Segambut?

No, they are neighbouring areas, and the boundaries are easy to blur. Some projects use "Mont Kiara" in their name while sitting in Segambut or Sri Hartamas. Check the project's address and land title for the actual location.

Before you book in Mont Kiara

Start by narrowing the projects for sale to the ones that fit your budget and layout, then ask each developer for the current list of units left, the land title details and the expected handover date. Drive the route to work and school at peak hour, and do not count on a future MRT station until construction starts. Viewings and bookings are handled by the developer or a registered estate agency, not by PropLaunch.
