Project price check

See whether a project, or a price you were quoted, lists above or below similar homes launched nearby.

How it works

  • Price per sq ft is the listed (gross) price divided by the built-up size. Where a unit type has a range, it uses the middle of both.
  • Homes are compared with their own kind only: terrace with terrace, semi-detached with semi-detached, condo with condo.
  • They are compared with launches of a similar typical unit size first (within about a quarter either way), since smaller units cost more per sq ft. Only when there are too few of those are all nearby launches used, and the result says so.
  • When a launch lists higher than every launch it is compared with, the result says it is the highest and gives the next highest, rather than a percentage above the median.
  • The comparison takes at least 5 launches from the last 5 years in the same area (Maluri, Bangsar, Subang Jaya), so a suburb is not measured against the city centre next door. With fewer, it uses launches within 3 km, then 5 km and 10 km, then 10 years. Each nearby launch shows its year, since older prices are usually lower.
  • Other phases of the same development, and price-controlled schemes such as Rumah Selangorku, are left out.

What it does not tell you

  • This compares listed prices. It is not a valuation, and the price you pay after rebates can be lower.
  • Price per sq ft does not account for tenure, Bumiputera lots, corner or end units, furnishing, or the floor a unit is on.
  • Smaller units usually cost more per sq ft than large ones, so compare like-sized homes where you can.
